Meta Xylene looks colourless in appearance and has a watery consistency with a sweet smell. It is insoluble in water and less dense than it. It produces an irritating odour. It can lead to eyes, skin, nose, and throat irritation; dizziness, sleepiness; incoordination, corneal vacuolization; staggering gait; anorexia, nausea, abdominal pain; dermatitis. Its molecular mass is 106.165 g/mol, and its density is 0.86 g/cm3 (25 °C). It appears to be a colourless liquid that has a melting, flash, and boiling point of -47.8 °C, 27 °C, and 138.5 °C, respectively. It also has a solubility of 0.106 mg/mL at 25 °C.

Meta Xylene has major usage in the chemical industry, where it is used to make isophthalic acid that has application as a copolymer which alters the properties of polyethylene terephthalate (PET), making it ideal for soft drink bottle production. As a raw material, it is used to produce 2,4- and 2,6-xylidine along with a series of smaller-volume chemicals. As a solvent, it finds application in the rubber, printing, and leather industries.
